Using some fall flare to sell your home

For those of you that may be considering selling your Cache Valley home this fall but might be worried about the dreaded 'off season' track record for home sales, we want to let you know that there is nothing to fear! Since there are typically less homes on the market during late summer and early fall, your home will have much less competition and will be much easier for prospective home buyers to find on the MLS. In addition to having less competition, the beautiful fall colors and perfect temperatures tend to draw people out of their homes, giving them the chance to discover what your home has to offer!

In this blog we just wanted to mention a few ways that you can take advantage of this time of year and make your home truly stand out by implementing some simple fall landscaping techniques!

Highlight your home with color

Who doesn't love the colors of autumn? The bold reds, vivid oranges and vibrant yellows work great for highlighting certain features of your home such as a porch or a walkway. To do this, consider buying flower pots that both stand out and complement your home's landscape and putting them in the areas where you would like people to notice. If you are looking for something that will require a little less maintenance than flower planters, try buying some gourds and pumpkins and placing them in those same locations. There are also other fall decorations that can be used for this purpose.

Keep the leaves off the lawn

If you really want to make a good impression on prospective home buyers it is essential that you keep your lawn and patio areas leaf free. This will show them that your home has been cared for and will give them a sneak peek of what they can expect on the inside of your home. One other reason it is important to keep your yard leaf free is that your green lawn will really cause your home to stand out when surrounded by homes buried in leaves.

Prune any overgrown shrubs or trees

In many cases, the fall is the best time to prune trees and shrubs that have perhaps become overgrown or might have a few dead branches. If you can do this before the leaves fall off the trees, the plant will be less likely to go into shock and will be able to spend its energy to winterize the remaining parts (this will also save you time on your raking too!).

Plant fall blooming flowers

There are a wide variety of perennials that can add some extra flare to your yard by either contributing to the variety of reds, yellows and oranges or by adding a splash of color that you would not expect to find in the fall (such as blue, purple or pink). The best way to find flowers that you think will complement your home is to visit a local nursery or to look for lists of fall blooming perennials online.

Hopefully these simple suggestions will help your home stand out this fall season and give you a competitive edge on the market. Even though some people might think that autumn is a slow time to sell in the real estate market, it is going to be a great season for you!
