The pros and cons of New Vs. Used (Part 2)

Should I buy a new home or a used home? This is an age-old question that many people ask themselves when looking to purchase a home. Honestly, there is no correct answer for this question but there are definitely some things that you need to consider to determine which option is best for you. While you are looking through our list of pros and cons, keep in mind that decision to purchase new or used will determine where you live, who your neighbors will be, the convenience of shopping and many other factors.

Last week, our blog post focused on some pros and cons of buying a new home and this week we will be going over the pros and cons of buying a used home. If you have not yet read last weeks post, you can go there by clicking [Here].

Should I buy a used home?

Pros

   - Older homes often have more character than newer ('cookie cutter') homes. They are also more likely to look different than the other homes that surround it.

   - The price of many new homes is relatively fixed. However in used homes, the price is much more negotiable.

   - You do not have to invest the time or money needed to landscape your yard.

   - Since used homes tend to cost less per square foot, you can usually buy a larger home for less money than if you were to build one.

   - Many used homes were built on larger plots of land. If you want more acreage, this might be the option for you.
       

Cons

   - There are often many unseen expenses that come with owning a used home. (closing costs, home repairs and remodeling, higher utility bills, etc.)

   - Used homes generally require more maintenance than newer homes.

   - Older homes can be very expensive to modernize and will often need new cables installed for cable or internet.

   - Many homes that were constructed before building codes were made stricter were built with toxic materials. (lead based paints, halogenated flame retardants, pvc piping)

Other things to consider

   - In the Cache Valley, older homes are often found in more convenient locations. They tend to be closer to downtown Logan and do not require as much travel time to get to the store, schools or places of entertainment.

   - We highly recommend having a home inspector investigate any used home that you are planning to buy. This should be done before any paperwork is signed.
