The pros and cons of New Vs. Used (Part 1)

Should I buy a new home or a used home? This is an age-old question that many people ask themselves when looking to purchase a home. Honestly, there is no correct answer for this question but there are definitely some things that you need to consider to determine which option is best for you. While you are looking through our list of pros and cons, keep in mind that decision to purchase new or used will determine where you live, who your neighbors will be, the convenience of shopping and many other factors.

This post will come in 2 parts. This week's post will address the pros and cons of buying a new home and next week's will address the pros and cons of buying a used home.

Should I buy a new home? 

Pros 




   - New homes can be built to your specifications and are highly customizable. Even 'cookie cutter' homes can have many interior and exterior features adapted without changing the floor plan and creating extra costs.

   - Many home builders will offer a warranty on the construction of their homes and some will even offer a warranty on many major appliances.

   - Newer homes are often considered safer since they are required to meet stricter building codes than were older homes.

   - Newer homes are generally much more energy efficient. Many reasons for this could include better insulation, high performance windows, more efficient heating and cooling systems, and more efficient lighting and appliances.

   - There is nothing quite like the new home feel! The emotional value behind owning a new home is highly valued by many home buyers.

Cons

   - Newer homes tend to cost more money per square foot than used homes do.

   - Although there are some people that enjoy watching their home being built from the ground up, the long waiting period can discourage many people from buying a new home.

   - The cost of landscaping your yard can be very expensive and will require a lot of time. Even when the landscaping is 'finished', it still might take years before you can enjoy the shade of the oak tree in your front yard.

   - When newer homes settle, the foundation and many other features of the home can be damaged.

 

Other things to consider

   - In the Cache Valley, newer homes and subdivisions are built further away from the city center. This means that access to stores, schools and entertainment might be a little more limited than if you were living near downtown Logan.

   - Often times, subdivisions of newer homes will attract people with similar demographics. If you are looking to buy a starter home, you can expect to live near mainly young couples that have a lot of children. Depending on your circumstances, this can be a pro or a con.
